About the Land Registry

The Land Registry is the authoritative source of information relating to home and land ownership, and maintains registers recording things such as mortgages secured against the property, house prices, charges, easements & restrictive covenants, boundaries and rights of way.

When land or property is registered at the Land Registry, a summary of relevant details concerning the property and its ownership are entered onto two key documents: the Title Register and the Title Plan. These form what we refer to as title deeds.

Property that is registered at the Land Registry is known as ‘registered land’, and property that has not yet been registered is known as ‘unregistered land‘. The register is guaranteed by the His Majesty’s Land Registry to be a confirmed record of the title to the property to which it refers.

What Documents Does the Land Registry Hold?

TITLE REGISTERS

Title Registers or Title Plans just £19.95. Or both for just £29.95.

The Title Register (also known as the Title Deed) shows key property and ownership details held by the Land Registry such as property description, owner information and mortgages/charges. It also provides key legal information such as tenure (freehold/leasehold) and title guarantee status. It may also refer to other documents (filed deeds – sold separately) which contain rights, restrictions, covenants and other matters.

We can provide Official Copies (OC1) of the Title Register by email within the hour. Official Copies are admissible in court, accepted by all Government agencies and act as irrefutable proof of ownership.

TITLE PLANS

Title Plans or Title Registers just £19.95. Or both for just £29.95.

The Title Plan shows the location of the registered property as recorded by the Land Registry, and an outline of the land which makes up the title (usually coloured red). Some title plans will also show other information referred to in the Title Register such as rights of way or areas affected by restricted covenants.

We can provide Official Copies (OC1) of the Title Plan by email within the hour. Official Copies are admissible in court, accepted by all Government agencies and act as irrefutable proof of ownership.

TITLE DEEDS & OTHER DEEDS

Title Deeds from just £29.95.

Title Deeds are the documents that prove legal title to a property. We offer a basic and a comprehensive Title Deeds package. The basic package consists of a Title Register & Plan only.

The comprehensive package consists of the Title Register, Title Plan and other types of deeds which are registered/filed against the property’s title number at the Land Registry (filed deeds). Filed deeds are the ancillary documents which detail the rights and obligations affecting the property such as transfers, conveyances, easements, etc. Please review the sample for more information.

If you already have your Title Register you may have noticed that it refers to rights or covenants stated in a particular filed deed; we can supply just that deed on its own. If a deed is referred to in the Title Register, and noted as “copy filed” or “original filed”, it can often be obtained within the hour.

LEASES

Leases just £24.95.

The lease is a key document in understanding the rights and obligations that go with owning a leasehold property. The lease may contain additional estate plans, parking plans, plans of common parts and service charge provisions.

Many disputes between tenants and managing agents can be avoided if both parties are fully aware of the terms of the lease.  Lengthy disagreements can  be stopped before they start.
